The Bad Suderode Spa Center is a health and specialty facility with historic architecture situated on a property measuring approximately 16,300 m². The property was constructed in two phases in 1899 and 1996 and forms a cohesive spa and therapy complex with a current total net floor area of approximately 9,400 m². The entire complex is divided into five functionally independent building sections. Investments in renovation and modernization measures are required before the property can be put back into operation.
The central component of the complex is the spa house, with a net floor area of approximately 2,102 m². It includes an event hall with a stage, a restaurant with a commercial kitchen, a café, and several conference and event rooms. The space is complemented by a spa treatment center featuring therapy, treatment, and relaxation rooms, as well as associated staff and auxiliary areas.
A separate section of the complex is the therapy pool with indoor and outdoor pools, sauna areas, and relaxation zones, which underscores the property’s focus on health and wellness. The colonnade with its fountain hall connects the individual building sections and significantly shapes the classic spa town character of the entire complex.
The guest house has a net floor area of approximately 860 m² and is protected under grandfathering provisions; demolition of this building section is not permitted. In addition, the spa complex includes other existing buildings that—depending on the future use concept—can be renovated, revitalized, or partially demolished. Following the demolition of individual building sections, new construction on the property is generally possible, although the type and scope of any new construction must be coordinated with the city or municipality.
Due to its structural layout, spacious floor plans, and existing units, the property is particularly well-suited for concepts in the fields of rehabilitation, clinical care, and healthcare; age-appropriate and assisted living; senior living; the hospitality industry, as well as for combined operational, revitalization, and usage concepts in the health and tourism sectors. The necessary renovation and modernization measures also open up significant development potential for a contemporary and sustainable repositioning of the site.
The sale is being conducted by GLC AG on behalf of the World Heritag City of Quedlinburg as part of a competitive bidding process. If you are interested, you can obtain the registration form for the bidding process separately.
The goal of the process is to reopen the spa center. Possible uses include, in particular, recreational and health tourism, as well as concepts in the areas of clinical care, lodging, education, or assisted and age-appropriate living.
It should be emphasized that the World Heritage City of Quedlinburg expressly supports and actively encourages the development of the site.
